Hard work, but in a strangely relaxing way ...

You would think when I finally take an entire day off that I might spend it basking in the sunshine, or shopping, or perhaps even napping.

First of all, I simply do not bask in the sunshine unless there is a boat, a pool, or an ocean nearby - and alas, there were none of those things nearby today.

As for shopping, I am simply not budgeted for shopping at the moment ... but I will be SOON.

As for napping, I really find it hard to nap as of late. Too much happening and too much going on and on and on in my head.

So, what did I do on my day off?

Refinished the hardwood floors in the living room, dining room, and hallway. Whipped my butt, I can tell you that much. Then made homemade crabcakes, sauteed mushrooms and heirloom cherry tomatoes of multiple colors and risotto. Heavenly for sure. Oh yeah, and fresh strawberries.

The nice thing about the day was the constant background noise of fireworks being set off. Really quite soothing.

I think we will soon go take a blanket out the back door and mosey onto the golf course and see what novice fireworks may shoot up in the sky.

That way we won't be inside sleeping when the neighborhood kids accidently set the house on fire.

Don't you just love it?! I can remember as a kid running outside when the warm summer showers would come, right before the clouds turned dark and thunder filled the skies.

Lucas County OH Home Values and New Auditor's Site for Toledo OH Real Estate

The Lucas County Auditor's website has a new look. AREIS (Auditor's Real Estate Information System) and a button to Challenge your Value can be found on the right side of the home page under Real Estate Info. Foreclosure Prevention also has its own page.

Homeowners who wish to challenge their property value, as listed at the Auditor's Office, can do so through the Board of Revision (BOR) process before the March 31, 2009 deadline. Contact a REALTOR to help you to determine neighborhood values before the deadline.

Historic Red Wells

I just had a wonderful homestyle dinner in Maumee, Ohio at the Old Plantation Inn located at 301 River Rd., just down form the library.

This historic building has been home to many restaurants over the years, but perhaps none suited better than the current Red Wells.

My turkey sandwich was scrumptious and priced just right - $5.99 - which included a side of mashed potatoes and fresh green beans. Two of us ate, drank, and had pie for only a smidge over $18.00.

For those of you not familiar with the Old Plantation Inn, it is the oldest commercial building in Lucas County. In the 1830's the main stagecoach route ran right past the front of the building. It was the gathering place for the organization of the Lucas County Whig Party and rumor has it that Rutherford B. Hayes, Abraham Lincoln, and Ulysses S. Grant visited.

Rumor has it there is a tunnel running from the Inn to the river, once used for the Underground Railroad and later during prohibition for you-know-what.

My daughter swears she saw a ghost upstairs during one of her grade school field trips!

The current restaurant, Red Wells, named for a family member has been making roast beef sandwiches since 1919. Currently Matthew, great grandson to th eoriginal Red Wells, is at the helm.

Hours of operation are only until 8pm, so get there early!

Why Buy a Home? The REAL Reason.

You can probably Google the phrase "why buy a home" and end up with pages and pages of reasons, all of them based on the financial benefits of such a purchase.

After a personal occurence last week, it dawned on me the "real" reason people wish to own their own home ... relationships.

Last week my Uncle John was in a horrific car wreck. He's still in the hospital battling for his life, although making progress a little bit here and there. Uncle and Aunt Helen live on a farm and this is planting season ... and birthing season ... and wedding season, since my aunt also does flowers for weddings.

Well, as you can well imagine, Uncle John won't be riding on his tractor this year or delivering any baby cows. But beans still need planted and calves still need to be birthed ... which brings me to the real reason to buy a home ... neighbors.

My Aunt is feeling blessed right now because although John is still hospitalized and will be for quite some time, the beans have been planted, three new calves frolick in the meadow, and the wedding topiaries are complete. How? The neighbors.

Do you understand what I'm trying to say here? What I'm saying is that while the financial benefits of home ownership are important, the true reasons are "priceless."

First Time Homebuyers ... running out of time?

The First Time Homebuyer Tax Credit will be expiring on December 1st, 2009 - so there's plenty of time to take advantage of this tax credit - RIGHT?

Uhm, well ... WRONG.

Let me give you a quick timeline of what it will take to be able to use this tax credit - if you start TODAY.

Today (June 19th, 2009) - Call a real estate agent to set up an appointment to talk about your wants and needs.

June 22nd, 2009 - meet with agent (they probably already had appointments over the weekend)

June 26th, 2009 - meet with lender for a approval letter (which will be needed 99.9% of the time when you make an offer.)

June 28th, 2009 - look at a few homes in a few neighborhoods to determine which area you might want to live in

July 3-5, 2009 - HOLIDAY PLANS MOST LIKELY!

July 11th, 2009 - Look at more homes. Nothing you see screams "BUY ME!"

July 18th, 2009 - Look at more homes. Nothing you see screams "BUY ME!"

July 26th, 2009 - Look at more homes. HURRAY! One of the homes is screaming at you "BUY ME!"

July 26th, 2009 - The listing agent informs your agent that there is already an accepted offer on the home that is screaming "BUY ME".

July 27th, 2009 - Look at more homes.

August 1st, 2009 - Look at more homes. Another one is screaming "BUY ME!"

August 2nd, 2009 - Make offer on Screaming Home.

August 3rd, 2009 - Counter offer on Screaming Home.

August 4th, 2009 - Negotiations complete. Offer is accepted. HURRAY!

August 9th, 2009 - Inspections scheduled.

August 10th, 2009 - Inspector finds a few inspection issues that need to be remedied and negotiated.

August 17th, 2009 - Sellers finish repairs.

August 21st, 2009 - FHA Appraisor appraises property and notices peeling paint on windows and asks for furnace and roof certifications.

August 25th, 2009 - Peeling paint remedied and certifications complete

August 27th, 2009 - bank appraisal comes back low and lender will not lend for that price

August 28th, 2009 - Start looking for another house that will scream "BUY ME!"

Okay, okay, I'll stop with the timeline now. You get my point though, right? Point being that it takes time to find your dream home, but it also takes time to get it closed. So many things can happen after you make an offer that may completely mess up your plans - and your homebuyer tax credit.

If the above scenario happens, you will be hard-pressed to meet that Dec.1st, 2009 deadline. And the deadline means that you have to be CLOSED by November 30th, 2009.

To top all that off, there's a very good chance that there are ALOT of first time homebuyers out there, which means title companies, lenders, appraisors, inspectors, and realtors will be swamped this fall and timelines will need to be further out than usual - which also makes your closing by November 30th, 2009 rather precarious.

So the lesson is GET OFF THE FENCE AND CALL A REALTOR TODAY!
